Can I just provide documents for a transaction and not provide any agency relationship to buyer or seller?

Question: Is it possible to just provide documents in a transaction and not have any agency relationship with the buyer or the seller? 

Answer: It is not possible to conduct a transaction where neither side is represented. There are several legal issues that prevent that from occurring.

The next best thing would be to only represent the buyer. To do this we would need form SNA (Seller Non-Agency Agreement) executed as well as form CA (Commission Agreement) establishing the amount of commission to be paid by the buyer. This is in addition to any normal paperwork required of the transaction.
